Start with the corporation documents

Ask the board or manager what the building policy covers, its deductible and the standard unit definition. Your own policy may be needed for contents, liability, improvements and certain assessments. Provincial condominium rules and the declaration can affect the split, so do not assume a neighbour's arrangement applies to your unit.

Compare quotes on the same basis

Tell insurers about upgrades and how the unit is used. Ask which claims trigger assessment coverage and what limits apply. The site calculator uses one broad condo factor; it does not read the building policy or calculate your share of a loss.

After a kitchen upgrade

If you replace the condo's standard cabinets and flooring, ask the corporation which finishes its policy treats as the standard unit. Tell your own insurer about improvements. Also compare the corporation's deductible with your loss-assessment limit; the two documents need to be read together.
